Halton Hills Helps Business Expand

Economic Development Manufacturing Expansion Fund

The Town of Halton Hills in 2007 established the Economic Development Manufacturing Expansion Fund to assist local business expand their operations. The Fund will pay fees incurred when the business builds an addition to their plant.

The specific fess that would be eligible would be:  site plan, site alteration, minor variance (if required), added fees related to obtaining Conditional Building Permits to enable an earlier construction start to meet production timetables or deadlines and cash in lieu of parkland*.  On a typical 40,000 sq. ft. expansion the fees for the above would be approximately $25,000.00 to $30,000.00. This amount is a significant reduction by the Town and recognizes the importance of keeping existing businesses in the community.

Criteria for the Fund:

The Town has established a list of criteria that a manufacturing company must meet to be able to access the Fund, they are as follows:

  1. the manufacturing business must have been on the site for at least 5 years
  2. existing zoning permits continued manufacturing or industrial use and allows for the expansion
  3. the site in total for expansion must be one acre or more and must be within the existing urban areas and the rural industrial area (Mansewood) of the Town of Halton Hills
  4. there must be an existing building on site and the current manufacturing/industrial employment of at least 50 employees
  5. the expansion must be for manufacturing use
  6. the expansion must be over 5,000 sq. ft. or the estimated property taxes from the addition payable to the Town of Halton Hills, must be estimated to be a dollar value in total within 10 years to be at least an amount equal to the fees that would have been paid from the fund

Or the expansion consists of ancillary structures such as production or storage silos or other such structures which are primarily used to increase production in the existing plant.*

Final approval for the use of the Fund to pay the fees will be made by the Chief Administrative Officer and the Treasurer for the Town of Halton Hills.

Development Charges

An existing building may be expanded up to 50% of the current floor area and be exempt for Development Charges. For example your current building is 20,000 sq. ft. you may add 10,000 sq. ft. to the existing building without incurring Development Charges.
